Washing a Cabot stained house!

Greetings! I'm going to share this email with the names removed. My customers is a research scientist involved in climatology/biology so he actually knows a lots more about the toxicology/lifecycle/and classifications of mildew than I do.  LOL...turns out I know more about  KILLING mildew than he does though.

"Ray and Tonya,

**** *****recommended you.  He did not build the house but knows it.

Marguerite told me on the phone this morning that y’all are in Atlanta,

so she suggested I send pictures to save you a trip down to do an estimate.

It has solar cells on the roof so can’t miss it.

The siding has a healthy growth of mildew caused by product failure (absence) of the

mildewcides that were supposed to be in the restraining we did in Nov-Dec 2015.

MX-3 (double dose added but was missing) and Folpet (Cabot’s left it out).

Siding = Shiplap cypress. Stain = 50/50 Cabots bleaching oil (#3241) and weathering

stain (#3244). Two coats after pressure washing down to the bare wood. 11 years old.

The siding needs to be cleaned without stripping the stain, if possible. The roll-up

storm curtains at the tops of the windows are Wayne-Dalton (canvas) and can be

washed at the same time - do not need to be unrolled, just spray in place - they will

come clean easily. The blue trim has no mildew (Acryllic) does not need washing but

avoid overspray.

If you have a strong  mildewcide agent that can be sprayed on afterwards and let soak

in and dry, let’s talk. The mildew is Cladasporium para”salty” - the common one in our

Florida pine forest coastal zone - loves the salt air.

I’ll be out of town from Aug. 30 thru Sept. 25 but should be in periodic cell phone contact.

Unlikely that we will have Email. Would like to get this done ASAP while we are gone if

feasible. I will be in Tallahassee Monday-Wednesday before we leave. " - Customer

After much negotiations, were agreed on a price. Initially he told me he wasn't;t willing to pay that much for a "clorox-wash" and its wouldn't do any good. I made sure we knew that since we were paint prepping this home I was going to be aggressive with the cleaning and the protection elements of the stain would likely be destroyed and possibly even the pigment.

Dear Cusotmer:

I’ve actually budgeted two days for this project. As far as the price is concerned I have a little flexibility, but having never worked on your property before I can’t extend an $800 rate to you. I wash about a dozen projects a year for *** ***** related concerns and those are homes that I have do repeatedly,  Every year.

Part of the reason that my rates are more expensive than the general guy on the island is that we carry $2 million in liability, $1 million umbrella, full workers comp on all of our employees. Start talking about mildew types and lifecycles to the average guy with the pressure washer down there and they are going to look back at you with a very blank stare.

I know it seems like I’m just doing a “Clorox wash”, but I assure you I’m not.

Sincerely,
Ray

We settled on a price, i cleaned it, and we communicated some more. I sent hie before & after photographs.

Fast forward to Friday I received this emial:

I have no clue why that little side wall next to the swing is streaking. It might have something to do with crap leaking
on the overhead joist or beam. I’ll climb up and look. Don’t worry about it.

The MX-3 application sounds about right. We’ve about decided that your cleaning was so good we may not have to
repaint for a while.  What do you think?  I have an estimate from my local painter that is about $$ right, so I’ll
need to let him know soon.

Thanks again for your help.

Cheers, *****

He did ask me to put at mildewcide  (MX--3) in my final rinse water, and I obliged. I purchased it from Amazon. I honestly don't know if it did squat, the house was cleaned by the time i sprayed it on there. Maybe it will have some lasting effects....who knows?????
